Is it Worth it to Get a New Roof or Roof Repairs Before You Sell Your Home?

We are often asked whether it’s worth it to get roof repairs or a roof replacement before you sell your home. As roofers, it’s a difficult question to answer – not because we don’t know the answer, though. This is a difficult question to answer because we do know the answer, but we are a roofing company. We obviously benefit when you hire us.

But we’re being honest when we say it is absolutely worth it to get roof repairs or a roof replacement before you sell your home. Here’s why.

Roof Replacement Value

Replacing a roof typically won’t increase the value of your home in a dollar-to-dollar appraisal value comparison. Your appraisal isn’t the only thing to consider though. How often do you see homes selling right at appraised value? They either sell over appraised value in a bidding war because people fall in love with the home, or they sell under the appraised value because the no seller wants their home to just sit on the market.

To buyers, the number of days on the market feels like a public judgement of the home and sellers know this. Sellers are also often eager to move on. To most people selling a home means:

Keeping the home meticulously staged

Maintaining the landscaping for superior curb appeal

Continuing to pay the mortgage payment

Disrupted daily life

When a house sits on the market for a long, the seller continues to pay down the mortgage, but often, price drops are so drastic that it can feel like you’re losing money from every direction.

So, when you consider the dollar-to-dollar appraisal comparison to a house with a new roof, it might seem like a waste of even more money to replace your roof, but as you can see there’s a lot more to consider.

Curb Appeal of a New Roof

A new roof is a major selling point for home buyers. A new roof from a reputable roofing company not only looks beautiful and fresh, but it comes with a warranty. Homeowners know this and it makes them feel safer. It makes homebuyers bid with more confidence.

A new roof from a reputable roofing company does each of the following:

Increases curb appeal

Eliminates buyers’ worries about maintenance

Increases the chances your home will be involved in a bidding war

Reduces the time the home sits on the market

This can be because of requirements by the lender, insecurities about the home’s hidden damage, and the buyer’s simply dealing with enough stress from home-buying and moving to want to take on another hassle

Now, there is some research that indicates when you factor in all considerations and use a respected roofing company, replacing your roof could actually bring you in more money than you paid for the roof.

Installing a new roof on your home before putting it on the market gives buyers the turnkey feeling they crave. Buyers don’t want to go through the stress of buying a new home only to have to constantly worry about budgeting for and planning a roof replacement.

Buyers will also love that a brand-new roof will lower their insurance payment because insurance companies usually offer discounts for newly installed roofs.

Seriously, it is worth it to get roof repairs or a roof replacement before you sell your home.

Should You Get Roof Repairs Before You Sell Your Home?

If your roof still has a lot of life in it or is still covered under warranty, you may be able to simply have your roof inspected and repaired (if needed). A roof that still feels fresh and is in good working order won’t need to be replaced. That doesn’t mean you should take no action before putting your home on the market though.

You should have your roof inspected before putting your home on the market. One way or another, your roof will be inspected. If there’s damage that you are unaware of and the buyer’s inspector finds it, the buyer will have a price negotiation advantage. A damaged roof will cause issues with homeowners’ insurance and the buyer’s mortgage company. So, if the damage is noticed near closing, waiting on roof repairs can actually delay your closing.

Like it or not, most buyers simply won’t bid on a home with a damaged roof. A damaged roof in need of repair will cause the homebuyer to question all sorts of other concerns. They will search for hidden damage everywhere before closing. They will look for hidden mold and mildew in the attic. A home with a damaged roof is a general red flag to homebuyers.
